I. Project Overview

This project is a GRC (Glass Reinforced Concrete) custom material supply project for the curtain wall of Xiangshan Science and Technology Park, Longhua District, Shenzhen. The cooperating party is China Construction Shenzhen Decoration Co., Ltd., and our company (Guangdong Qinglong Construction Engineering Co., Ltd.) is the GRC material supplier. In 2023, we signed a formal material procurement contract (contract number: CON032023 21GRC for the curtain wall of Xiangshan Science and Technology Park). We are responsible for the entire process of custom production, factory inspection, transportation and supply, and quality assurance and after-sales service for all 20mm thick GRC decorative panels, supporting steel frames, and embedded hardware. The project site is located at No. 1 Guiping Road, Fucheng Street, Longhua District, Shenzhen, Guangdong Province, in the Xiangshan Science and Technology Park Industrial Park.

 


As a key modern industrial park in Shenzhen, Xiangshan Science and Technology Park adopts a modular GRC curtain wall system for its exterior facade. This system includes dozens of irregularly shaped components such as large and small column cladding in the M1/M2/M3 areas, floor beam cladding, and standard/irregular curved decorative panels. It sets extremely high standards for material precision, coastal weather resistance, industrialized prefabrication and delivery capabilities, and quality traceability system. The project strictly adheres to the standardized procurement control and integrity and compliance management requirements of China State Construction Engineering Corporation throughout the entire process, making it a benchmark project for the standardization of GRC curtain walls in industrial parks in the Greater Bay Area.

 


II. Core Technical Challenges and Solutions of the Project

1. The exterior facade of the park has a complex design, with a wide variety of column and beam dimensions and specifications, as well as many irregular curved components, requiring strict precision in dimensions and flatness in splicing.

2. Due to the high temperature and humidity and strong ultraviolet radiation along the Shenzhen coast, curtain wall materials must have high impermeability, shrinkage resistance, and salt spray resistance.

3. The entire process of central state-owned enterprise general contracting projects is traceable, from detailed drawings, factory testing, on-site acceptance, reconciliation and settlement to quality assurance and after-sales service, all of which must be documented in writing.

4. Due to the tight project schedule, goods need to be supplied in batches according to the on-site construction progress. Any over-supply or changes in supply must strictly follow the supplementary agreement approval process.

III. Customized GRC Products and Authoritative Technical Standards for Projects

1. Core Product Specifications

The project uniformly uses 20mm thick GRC decorative panels to cover the columns of buildings M1/M2/M3 throughout the park, the beams of floors 2F and 5F, and arched and irregular decorative panels. The length of the panels ranges from 4990mm to 8700mm. All panels are equipped with an integrated Q235B steel frame system. Individual panels can be customized into extra-large modular units, which greatly improves on-site installation efficiency.

2. Enforcement of national/industry standards (authoritative basis)

All product manufacturing, testing, and acceptance processes simultaneously adhere to multiple standards; in the event of conflicting standards, the stricter standard will be applied.

3. Performance and precision indicators of rigid materials (contract standardization parameters) (1) Physical properties of GRC body

Shrinkage performance: ≤3.5×10⁻⁴ after 52 weeks; Surface density ≥1.8g/cm³; Water absorption ≤10%

Mechanical properties: Impact strength ≥10 N·mm/mm²; Saturated flexural strength ≥18 MPa

Raw material requirements: Pure white cement, alkali-resistant glass fiber with ZrO₂ content ≥16.5%, and fiber content 4.8%~5.3%.

( 2) Standards for corrosion protection of embedded hardware

The internal embedded sleeves are all made of SUS316 stainless steel (diameter ≥6mm), and the coating thickness of all anchors is ≥40mm.

The steel frame is made of Q235B carbon steel with a thickness tolerance of ≤5%. Hot-dip galvanizing is controlled by specifications: the average zinc layer thickness is ≥70μm for 3~6mm thickness and ≥85μm for ≥6mm thickness. The steel frame surface has a four-layer fluorocarbon paint anti-corrosion system (sandblasting and rust removal Sa2.5 grade + 80μm zinc primer + 100μm epoxy intermediate paint + 80μm fluorocarbon topcoat).

( 3) Dimensional machining tolerances (specific standards for high-precision curtain walls)

Side length of board < 1000mm: ±1.0mm; 1000~2000mm: ±2.0mm; > 2000mm: ±3.0mm

Diagonal error ≤ 3mm; twisting/warping ≤ 3.0mm/2m; pre-embedded hardware positioning deviation ≤ 3.0mm

 


IV. Standardized Delivery Management Throughout the Entire Process

1. Drawing Detail Confirmation Process

Our company has its own professional detailed design team to complete the detailed breakdown of GRC panels and backing steel frame based on the construction drawings provided by the client. The detailed drawings must be confirmed in writing by the client's designer and project manager before production can begin. All panels are marked with a unique number and production date on the back for easy on-site installation traceability.

2. Production and factory quality inspection system

Raw material inspection upon arrival: Original manufacturer's warranty certificates and test reports are provided for fiberglass, cement, steel, and coatings;

Sampling inspection during production: 300mm standard samples are reserved for every 1000㎡, and pull-out force of embedded parts is checked and recorded.

All batches are inspected before leaving the factory: there are no cracks, inclusions, or color differences in appearance, and six copies of the certificate of conformity, test report, and quality assurance certificate are issued and accompanied by the goods.

Defective products are strictly prohibited from leaving the factory. If a product fails a third-party re-inspection, all testing costs will be borne by our company.

3. Packaging, transportation and on-site delivery

Exclusive protective packaging: foam pads between panels, reinforced edges and corners, and custom forklift lifting racks to prevent damage and chipping during transportation;

Delivery period: Delivery to the Shenzhen project site within 20 days of receiving the signed and confirmed purchase order from Party A ;

On-site acceptance rules: Only the signatures of 3 acceptance personnel designated by Party A will be accepted. The appearance and dimensions shall be inspected within 24 hours of the goods' arrival. The internal quality may be entrusted to a third-party organization for testing. Without Party A's written approval, Party A has the right not to settle accounts for goods exceeding the provisional quantity in the contract by more than 5%.

4. Compliance procedures for reconciliation and settlement

Monthly reconciliation: On the 20th of each month, verify the quantity of goods supplied that have been accepted from the 21st of the previous month to the 20th of the current month. Once the reconciliation is completed, issue a 13% VAT special invoice. The invoice name, payee, and contract subject must be completely consistent.

Progress payment: 70% of the reconciliation amount will be paid by the end of the month following the completion of reconciliation; 97% of the total settlement price will be paid within 3 months after all goods are delivered and the final settlement is completed.

Quality assurance deposit retention: 3% of the total settlement price is retained as a quality assurance deposit, which will be fully refunded without interest within 30 days after the settlement if there are no quality issues.

 


V. Long-term warranty and after-sales support

1. Warranty Period: The product is covered by a 2-year warranty, and a 25-year durability performance certificate for the materials is provided simultaneously, covering the needs of the entire life cycle of the building.

2. After-sales response mechanism: After Party A raises a quality objection, a designated person will be dispatched to handle it within 24 hours. Failure to dispatch within the time limit shall be deemed as acceptance of Party A's rectification plan.

3. Compensation for quality issues: If the supplied goods are counterfeit or inferior, we will replace them all free of charge and pay a penalty of 10% of the provisional total contract price; if there are inherent material defects, our company will bear all costs including rework, owner fines, third-party testing, and project delay losses.

4. Confidentiality and Compliance: We strictly adhere to the confidentiality agreements regarding the client's commercial drawings and project data throughout the entire process, and simultaneously sign an anti-corruption cooperation agreement. The entire process is transparent, compliant, and free of any gray transactions, and we are included in China Construction's dynamic management system for qualified suppliers.

 


VI. Summary of Project Implementation Value

Frequently Asked Questions

Q1: Why is 20mm thick GRC curtain wall panel given priority for the exterior facade of the industrial park?

A1: The buildings in the industrial park are mostly high-rise, large-span frame structures. The 20mm standard thickness GRC has a self-weight of only 1/3 that of natural stone, reducing the load on the main structure. At the same time, it has strong plasticity and can be molded into irregular shapes for column and beam wrapping. In coastal areas, its weather resistance and impermeability are better than aluminum plates and stone. Prefabrication shortens the on-site construction cycle and meets the standards for green park construction.

Q2: What materials are used for the GRC embedded hardware in this project, and what are the corrosion protection standards?

A2: The internal embedded sleeves of the project's GRC are all made of SUS316 stainless steel; the back support steel frame is made of Q235B carbon steel, and adopts hot-dip galvanizing + four layers of fluorocarbon paint for double anti-corrosion. A3: If the contract stipulates that the actual amount of goods supplied exceeds the provisional amount by 5% and the excess amount reaches RMB 50,000, or the quantity of goods supplied exceeds the agreed amount by 5% and the excess amount exceeds RMB 50,000, a written supplementary agreement with the seal of Party A must be signed; if there is no supplementary agreement but only the signature of the project personnel, Party A has the right not to pay for the part exceeding 5%.

Q4: What is the warranty period for the GRC products in the project, and how is the warranty deposit refunded?

A4: The overall warranty period is 2 years, calculated from the date of final settlement by both parties; within 30 days after the warranty period expires without quality defects and Party B has fulfilled all warranty obligations, Party A will refund the 3% quality deposit without interest.

Q5: If the client finds that the GRC sheets are substandard during on-site inspection, who will bear the relevant testing costs?

A5: If the on-site re-inspection is successful, the testing fee shall be borne by Party A; if the re-inspection determines that the product is unqualified, all testing, rework, transportation, and schedule losses shall be borne by our company, and all unqualified boards shall be unconditionally replaced within the time specified by Party A.

Q6: What is the dimensional accuracy of GRC sheet processing? How is the error control of irregularly shaped sheets managed?

A6: Strictly adhere to national standard customization tolerances. There are clear millimeter-level limits for the side length, diagonal, twisting and warping, and positioning of embedded hardware of the sheet material. After the detailed drawings are double-confirmed by the client, molds are opened for production. Each piece is measured and inspected before leaving the factory. Sheets that exceed the tolerance are scrapped directly and do not enter the construction site.

Q7: How to avoid efflorescence and color difference issues when using GRC curtain walls in Shenzhen Coastal Industrial Park?

A7: This project uses pure white cement raw materials + special anti-ultraviolet surface protectant. Before leaving the factory, samples are sealed uniformly, and samples of each batch of products are retained for comparison. The temperature and humidity of curing are controlled throughout the production process, and complete protective packaging is provided for transportation to prevent on-site rain immersion, impact and color difference.

Q8: When cooperating with central state-owned enterprises such as China State Construction Engineering Corporation (CSCEC) for general contracting, what are the mandatory requirements for reconciliation and invoicing?

A8: The reconciliation period is fixed on the 20th of each month. A 13% VAT invoice will be issued. The name, specifications, quantity, and unit price of the materials on the invoice must be completely consistent with the contract and the reconciliation list. The project name and address should be noted in the remarks column. The invoicing entity, the receiving account, and the contract signing unit must be consistent. Otherwise, Party A has the right to postpone payment.
