Cooperation Model: Comprehensive fixed-price contracting including labor and materials, with a "Professional Engineering Subcontracting Construction Safety Management Responsibility Agreement" signed simultaneously.

This project is a key decoration sub-project for the exterior facade of a large commercial hotel in Nanning city. The construction drawings for the entire GRC (Glass Reinforced Concrete) facade were provided by Shanghai Huadong Design Institute. Our company, as a GRC-specialized subcontractor with complete construction qualifications, undertakes the entire chain of construction services from component prefabrication, transportation, on-site installation, testing, as-built documentation to after-sales maintenance. The entire process is in accordance with the general contractor's overall schedule, national quality acceptance standards, and local safety and civilized construction management requirements in Nanning, Guangxi. We have a complete set of formal subcontracting contracts, safety responsibility agreements, and other documentation, and possess verifiable project implementation experience.

 


II. Scope of Project Contracting

Based on the approved construction drawings and complete technical documents from the design institute, we undertook the entire construction work for the fabrication and installation of all exterior GRC components for the Liyuan Hotel, divided into three main construction sections: GRC perforated latticework , GRC cladding panels for aluminum alloy windows , and GRC vertical decorative panels for the exterior facade .

The package includes a complete turnkey service : raw material procurement, GRC component factory prefabrication, finished product transportation to the site, installation of national standard hot-dip galvanized steel frame, joint sealing of components, finished product protection, third-party performance testing, compilation and handover of a complete set of as-built documentation, and a one-year free warranty and maintenance upon completion. All labor, auxiliary materials, machinery, safety and civilized construction, taxes, overtime pay, testing fees, and maintenance costs are included in the fixed comprehensive unit price, with no hidden additional items.

Standardized Engineering Quantity Measurement Rules

GRC lines: The construction area is calculated based on the maximum width of the lines offset outward from the building's exterior wall;

GRC flat panels and vertical panels: measured by the unfolded area along the outer edge of the component;

GRC perforated lattice: calculated based on the visible frontal projection area of ​​the facade;

For changes to drawings or additions to the design scope, the unit price will be negotiated and confirmed on-site by both parties before separate measurement and settlement.

 


III. Core Construction Technologies and Implementation Standards

All GRC construction work in this project strictly adheres to current national and industry mandatory acceptance standards, with the core implementation standards being:

The standards for "Glass Fiber Reinforced Cement Exterior Wall Panels" (JC/T1057-2007), "Code for Acceptance of Construction Quality of Building Decoration and Renovation Engineering" (GB50210-2001), "Unified Standard for Acceptance of Construction Quality of Building Engineering" (GB50300-2001), and "Standard for Quality Inspection and Evaluation of Steel Structure Engineering" (GB50221-95) are implemented simultaneously with the local safety and civilized construction rules of Guangxi Guijianzhi [2006] No. 22 and Nanjianzhian [2013] No. 22.

Rigid construction process control standards

1. Component quality: All GRC components are of first-class quality. Before entering the site, a third-party testing agency will conduct physical and mechanical performance tests. Only those that pass the tests can be used for construction.

2. Component thickness: The thickness of flat and conventional linear GRC should not be less than 15mm, and the thickness of irregular shapes should be in accordance with the design drawings;

3. Matching steel frame: The installation keel uses national standard hot-dip galvanized angle iron, and all welding points are treated with anti-corrosion paint to eliminate the risk of rust.

4. Joint process: A standard 10mm splicing gap is reserved for component installation. The joints between components and between components and the wall are sealed with the same color sealant. Color separation paper is pasted before construction to ensure that the sealant joints are straight and smooth.

5. Finished Product Management: Finished product protection will be implemented throughout the entire construction process. Damaged components will be repaired free of charge by our company before delivery, until the overall project is completed, accepted, and delivered to the owner.

 


IV. Comprehensive Standardized Project Management System (Complete Management Process, Enhancing Content Credibility)

(I) Quality Control System

1. Material Access: All raw materials and semi-finished products shall be provided with factory certificates of conformity and quality assurance certificates. Samples shall be taken and sent for testing on site upon arrival. All unqualified materials shall be removed from the site and the rectification costs shall be borne by the supplier.

2. Sample first: A physical sample is made before mass production and installation. Mass production can only begin after the sample is jointly confirmed by the owner, designer, supervisor, and general contractor.

3. Three-level acceptance: Team self-inspection → Project quality inspection re-inspection → General contractor and supervisor spot check. The final quality grade is determined by joint acceptance and evaluation by the owner and quality supervision station. The owner promises that the project quality meets the standards of qualified and excellent appearance. Any unqualified parts will be reworked and repaired free of charge, and the owner will bear the losses caused by the delay in construction period.

(II) Safety Production Management

A separate "Professional Engineering Subcontracting Construction Safety Management Responsibility Agreement" was signed for the project, clearly defining the safety responsibilities of both parties. Our company implemented a complete closed-loop safety management mechanism.

1. Personnel Qualification Management: All personnel entering the site must complete three levels of safety training and special safety technical briefings. Special operation personnel (electricians, welders, crane operators, scaffolders, etc.) must hold valid special operation certificates to work. The "fixed machine, fixed person" and "ten no-lifting" standards for crane operations must be implemented. The project is equipped with a full-time safety officer, Long Jiang, who will be stationed on-site for inspections throughout the entire process.

2. On-site safety management: Safety belts and helmets must be worn when working at heights; hot work must be carried out under an approval system; open flames and smoking are strictly prohibited in flammable and explosive areas;

3. Division of Responsibilities: We will strictly adhere to the principle of "whoever carries out the construction is responsible for safety." If a safety accident is caused by the contractor's violation of regulations or management negligence, our company will bear all economic losses and administrative penalties.

4. Civilized construction: Safety and civilized construction measures fees shall be used for designated purposes only, the site shall be cleaned up after work is completed, materials shall be stacked in designated locations and classified, and standardized on-site management shall be completed in cooperation with the general contractor.

 


(III) Compliance Management of Construction Period, Settlement and Labor Services

1. Progress Management: Submit the overall construction progress plan within 7 days of entering the site, submit monthly construction reports before the 25th of each month, strictly match the general contractor's total construction period, and bear the penalty for breach of contract in accordance with the contract if the deadline is missed;

2. Project payment settlement: The project adopts a payment model of advance payment for materials, monthly progress payment, final settlement, and quality guarantee deposit in installments. The handover of all as-built documents and settlement reconciliation shall be completed within one month of completion; 3% of the total settlement price shall be retained as a project warranty deposit.

3. Labor and tax compliance: We will bear all project taxes and migrant worker accident insurance ourselves, pay wages on time and in full, prevent labor disputes, and submit a complete set of qualifications, personnel certificates, and special operation certificates to the general contractor for filing before entering the site.

(iv) After-sales warranty mechanism

1. Warranty period commencement: The warranty period begins from the date the project is handed over to the owner, and the warranty standard is synchronized with the general contracting agreement signed between the general contractor and the owner;

2. Repair Response Time: After the owner/general contractor reports a quality defect, our company will arrange for professional personnel to come to the site for repair within 48 hours; if we fail to arrive within the time limit, the general contractor may entrust a third party to carry out the repair, and the cost will be deducted from our warranty deposit by double;

3. Warranty Deposit Refund: Within 15 days after the project is completed and accepted, the remaining warranty deposit will be settled in full without interest.
