التكلفة الكاملة لدورة حياة GRC: حساب على 50 عاماً مقابل الحجر الطبيعي

The first cost of a GRC curtain wall is 30%–50% lower than natural stone. But the question worth answering is: what is the cost across the building's life, not just on day one? A 50-year account changes the comparison. This article walks through the full life-cycle cost model — initial cost, maintenance, recoating, repair risk, and end-of-life — and shows why GRC often comes out ahead of stone over the building's service life, even when the day-one saving is already significant.

The 50-Year Cost Framework

A full life-cycle cost model for a curtain wall material needs five lines:

  1. Initial cost: material, fabrication, transport, installation
  2. Routine maintenance: cleaning, inspection, minor repairs
  3. Periodic recoating: surface treatment renewal (for GRC) or sealing (for stone)
  4. Failure and repair risk: panel cracking, detachment, water ingress — typically uninsured
  5. End-of-life: dismantling, disposal, recycling credit

For both GRC and natural stone, the largest single line over 50 years is usually the failure-and-repair-risk reserve — and this is where the two materials diverge sharply.

Initial Cost: GRC 30%–50% Lower Than Stone

Per-m² initial installed cost for a curtain wall (panel + framing + installation + coating/sealant):

  • GRC curtain wall (comprehensive): RMB 1,000–2,500/m²
  • Natural stone curtain wall (comprehensive): RMB 1,800–3,500/m²

The gap comes from raw material (quarry-grade stone block is RMB 800–2,000/m³ vs GRC raw material RMB 200–400/m²), fabrication (stone cutting and polishing is labour-intensive), and installation weight (stone is 2.5–3× heavier, requiring stronger framing and more expensive fixings).

Initial cost saving on a 10,000 m² curtain wall: RMB 8–20 million. Significant, but only the first line of the account.

Routine Maintenance: A Draw, With Caveats

Routine cleaning and inspection cost is similar for both materials — typically RMB 5–15/m² per year for a standard commercial façade. Total over 50 years: RMB 250–750/m².

Caveat: stone requires more frequent joint inspection (stone joints take more weather damage) and occasional re-pointing. GRC's joint system is more forgiving but eventually needs sealant renewal.

Periodic Recoating (GRC) vs Resealing (Stone)

GRC's surface coating life depends on the coating system:

  • Ordinary spray coating: 3–5 year cycle, recoating cost RMB 30–60/m² per cycle, total over 50 years: RMB 300–1,000/m²
  • Fluorocarbon (PVDF) coating: 15–25 year cycle, recoating cost RMB 80–150/m² per cycle, total over 50 years: RMB 160–500/m²
  • Silane impregnation: 10–15 year cycle, recoating cost RMB 40–80/m² per cycle, total over 50 years: RMB 130–400/m²

Natural stone does not require recoating but does require resealing (typically every 8–15 years, RMB 50–120/m² per cycle, total over 50 years: RMB 200–750/m²). On the periodic-treatment line, GRC and stone are roughly comparable.

Failure and Repair Risk: Where GRC Pulls Ahead

This is the line that flips the calculation. Across 50 years, a stone curtain wall has a non-trivial probability of failure events:

  • Panel detachment: stone is heavy (60–100 kg/m² at 30 mm thickness), and a single panel falling from height is a life-safety event. Industry data suggests 1–3 detachment incidents per 10,000 m² over a 50-year service life, with an average repair cost of RMB 50,000–200,000 per incident (access, demolition, replacement, liability).
  • Cracking and spalling: stone is brittle and freeze-thaw sensitive. In cold climates, 5%–15% of panels may show surface cracking or spalling by year 30. Repair cost: RMB 500–2,000 per panel.
  • Colour drift and staining: stone fades unevenly, and biological staining (lichen, algae) requires chemical cleaning every 5–10 years (RMB 20–50/m² per cycle).

Amortised over 50 years and a 10,000 m² façade, the stone failure-and-repair reserve is typically RMB 300–800/m².

GRC's failure mode is different. The main risks are:

  • Coating failure: caught by the recoating line above
  • Joint sealant failure: water ingress, localised, repairable without panel replacement
  • Panel detachment: rare when connection design follows JGJ/T 423-2018, but the consequence is severe. GRC's light weight (20–30 kg/m² at 12 mm thickness) means lower kinetic energy in a fall — a real safety advantage.

Amortised over 50 years, GRC's failure-and-repair reserve is typically RMB 100–300/m² — about one-third of stone's.

End-of-Life: Stone Has Recycling Value, GRC Does Not

At end-of-life, both materials generate disposal cost, but stone has residual recycling value (crushed stone aggregate sells at RMB 50–100/tonne). GRC is composite and harder to recycle — typically landfill.

This line is small (RMB 20–50/m² either way) and rarely swings the decision.

The 50-Year Account: GRC vs Stone

Total life-cycle cost per m² over 50 years (10,000 m² typical commercial façade):

  • GRC: initial RMB 1,000–2,500 + maintenance RMB 250–750 + recoating RMB 130–500 + repair reserve RMB 100–300 + EOL RMB 20–50 = RMB 1,500–4,100/m² total
  • Natural stone: initial RMB 1,800–3,500 + maintenance RMB 250–750 + resealing RMB 200–750 + repair reserve RMB 300–800 + EOL credit RMB -20–50 = RMB 2,530–5,750/m² total

GRC's 50-year cost is roughly 25%–40% lower than natural stone on a per-m² basis. The saving comes from both initial cost and the failure-and-repair reserve line.

Caveats and Conditions

The model assumes:

  • GRC coating system specified and maintained per factory recommendation (no skipped recoating cycles)
  • Stone façade properly installed with stainless steel fixings and adequate drainage
  • Both materials used within their design envelope (GRC not in extreme acid-alkali environments, stone not in severe freeze-thaw zones without proper detailing)
  • No extraordinary events (typhoon, earthquake, vehicle impact) — these are insured separately

Outside these assumptions, the comparison can shift. For example, a stone façade in a coastal environment with poor initial sealing may have repair costs 2–3× the model average. A GRC façade with skipped recoating cycles will show surface degradation by year 10.

Bottom Line

Across a 50-year service life, GRC's full cost is roughly 25%–40% lower than natural stone, driven by both the initial cost gap and the failure-and-repair reserve line. The day-one saving understates the total advantage.

For projects where the architectural intent can be met by GRC's surface palette (imitation stone, custom texture, solid colour), the life-cycle economics clearly favour GRC. For projects where the symbolism of natural stone is non-negotiable (heritage restoration, premium podium façades), the life-cycle premium is a conscious choice, not a hidden cost.

Over a 50-year cycle: GRC curtain walls offer an initial cost 30%-50% lower, and maintenance costs (coating renewed every 5-10 years at 30-60 RMB/㎡ per application) are far lower than the risk costs of stone renovation and spalling repairs. This article presents a full life-cycle cost calculation model.
