IV. Standardized Performance and Settlement Quality Assurance System

1. Monthly progress payment mechanism

Monthly progress payment: 75% of the value of the completed work in the current month will be paid each month ;

Upon successful completion and acceptance of the subcontracted work, payment will be made up to 85% of the total settlement amount.

The project has passed the final acceptance inspection by all four parties (owner , designer, supervisor, and general contractor), and 97% of the total settlement amount has been paid.

The remaining 3% will be retained as a warranty deposit and will be returned without interest in a lump sum after two years from the completion of the entire project, after deducting the maintenance costs during the warranty period.

Monthly pricing: Complete pricing data must be submitted before the 18th of each month and must be signed by the general contractor, cost manager, and project manager to be effective.

Visa Change: A standardized visa application form will be provided, signed and confirmed by all four parties, and the visa fee will be included in the settlement for the current month. Failure to submit the form by the deadline will be considered as an automatic waiver of the visa fee.

Final settlement: Within 30 days of project completion, Party B shall submit a complete set of settlement documents, and Party A shall complete the verification and confirmation within 3 months. Settlement shall be based on the actual project quantity multiplied by the fixed comprehensive unit price.

3. Full lifecycle quality assurance

Construction phase: Complete protection of finished products throughout the process; any damage to other finished products caused by construction will be repaired by us at our own expense.

Completion warranty: Free maintenance for 2 years from the date of acceptance of the overall project; all quality issues during the warranty period will be handled on-site within 24 hours.

National Excellent Project Guarantee: We will fully cooperate with the general contractor to complete the national excellent project application. If we are unable to win the national excellent project due to issues with construction quality or documentation, the 500,000 RMB award deposit will not be refunded.
