The maintenance cycle of GRC exterior walls directly affects their service life and appearance retention. Setting a scientific maintenance cycle requires taking into account environmental conditions, application scenarios, and material characteristics, to avoid excessive maintenance that increases costs or insufficient maintenance that leads to damage. Drawing on 28 years of GRC project maintenance experience, Qinglong analyzes conventional maintenance cycles and core maintenance tasks to provide owners with an accurate reference.
I. Basic Maintenance Cycle Standards in Conventional Environments
In ordinary urban environments, the GRC exterior wall maintenance cycle is set at three levels: "routine - periodic - special". Routine inspections are conducted once a month, focusing on surface contamination, component looseness, and sealant aging, with dust and debris cleared promptly to prevent accumulation and corrosion. Comprehensive periodic maintenance is carried out once every 1-2 years, including surface cleaning, sealant inspection and replacement, and repair of localized damage. In coastal areas with high salt mist, salt spray can easily cause efflorescence on GRC surfaces and corrosion of metal connectors; routine inspections should be shortened to once every half month, periodic maintenance to once every 6-12 months, and special maintenance moved up to once every 3-5 years. In the Hainan Poly Peninsula No.1 project, Qinglong withstood sea wind erosion through intensified maintenance. In areas with intense heat and sun exposure, ultraviolet rays can easily accelerate coating aging and material drying shrinkage; periodic maintenance should be performed once a year, with focus on checking surface cracking and fading. In industrially polluted areas, acidic and alkaline dust easily corrodes surfaces; routine cleaning frequency should be increased to once a week, and periodic maintenance to once every six months.
III. Core Tasks at Different Maintenance Stages
Each maintenance stage should focus on key tasks to ensure maintenance effectiveness. Routine inspection stage: check whether GRC component joints and anchoring points are loose, whether the sealant has cracked or fallen off, and whether the surface has defects such as cracks or sanding, and record the location and severity of any problems. Periodic maintenance stage: clean surfaces with a neutral detergent and a high-pressure water gun, replace aged sealant, repair small-area damage, and reinforce loose connectors; Qinglong uses specialized repair materials to ensure that repaired areas perform consistently with the original components. Special maintenance stage: engage third-party institutions to test component strength and durability, renovate surface protective coatings, replace corroded connectors, and locally replace severely aged components to ensure overall safety.

Scientifically optimize the maintenance cycle to balance effectiveness and cost.
