Joint leakage is a common problem for GRC exterior walls, mostly caused by sealant failure, improper joint spacing, or construction defects. If not addressed promptly, it can easily lead to substrate aging and structural damage. Qinglong Group, which has undertaken complex GRC curtain wall projects such as the Guangxi New Media Center, has developed targeted treatment solutions over 28 years, successfully curing the joint leakage problem in the Nanning Nanhu Mingdu project.
Joint leakage treatment should follow the principles of "identifying the root cause, applying precise solutions, and providing long-term protection": first investigate the cause of the leakage, then adopt the corresponding solution, avoiding blind repairs.
Sealant aging and cracking are the main causes, manifested as the sealant peeling off from GRC panels or metal components; the sealant condition should be checked. Improper joint width or the absence of expansion joints can cause joints to deform and crack due to temperature changes; joint dimensions and spacing should be rechecked. Construction defects such as incomplete joint cleaning or insufficient sealant filling require checking whether there are impurities or air bubbles inside the joints. Qinglong uses infrared thermal imaging cameras to assist the investigation, quickly locating leakage spots and their root causes.
Targeted Treatment Solutions: Scientific Repair Based on Root Causes
Sealant failure: thoroughly remove aged sealant and impurities, apply primer after cleaning, use a compatible neutral weather-resistant sealant, fill fully and flatten to ensure firm adhesion. Improper joint spacing: if joints are too narrow, widen them to 5-10mm and install expansion joints with spacing no greater than 3m; if joints are too wide, fill them with "backing material + sealant" to ensure expansion space. Construction defects: remove insufficiently filled sealant, re-clean the joints, and use a layered filling process to ensure no air bubbles or voids. In the Guangxi New Media Center project, Qinglong completely solved the joint leakage problem through sealant replacement and joint spacing optimization.
Long-Term Protection Measures: Preventing Leakage Recurrence
Regularly check the sealant condition once a year and replace aged sealant promptly; install water retaining strips on the outer side of joints to enhance the waterproofing effect; in coastal and rainy regions, use mildew-proof and anti-corrosion sealants to improve durability. Qinglong provides after-sales maintenance services with regular on-site inspections of joint conditions. In the Sanya Yingbin Yihao project, long-term protection achieved a zero recurrence rate of joint leakage.
The key to treating GRC exterior wall joint leakage lies in precisely locating the root cause and scientifically repairing it. For 28 years, Qinglong has always adhered to the principle of "curing leakage at its root and providing long-term protection", thoroughly solving joint leakage problems through a closed-loop solution of investigation, repair, and protection. Reliable leakage treatment can extend the service life of GRC exterior walls and safeguard building safety, reflecting Qinglong's "meticulous" service philosophy and professional technical strength.
